UniCMMS is a cloud-based CMMS (Computerized Maintenance Management System) for web and mobile. It centralizes work orders, assets, inventory, and preventive maintenance into a single platform — giving your maintenance team everything they need in one place.

UniCMMS is organized around a few core concepts:

Everything in UniCMMS starts with your assets — machines, equipment, or facilities you need to maintain. Each asset has its own profile, history, and linked work orders.

A Work Order is the central engine of your maintenance operations. It authorizes, details, and tracks a specific maintenance task from start to finish — whether it’s a corrective repair or a scheduled inspection.

Regular Maintenance (PM) schedules allow you to automate recurring maintenance tasks. You can trigger them based on time (every Monday) or meter readings (every 500 hours).

Meters let you record continuous numerical data (temperature, pressure, hours). Triggers watch those meter readings and automatically fire actions when thresholds are crossed.

UniCMMS tracks your spare parts inventory. When a work order is completed, the system automatically deducts the consumed parts from your stock.


UniCMMS uses a role-based permission system. Different users see different features depending on their role:
